Aimco breaks ground for Pacific Bay Vistas redevelopment project in California

Apartment Investment and Management Company (Aimco) has broken ground for the redevelopment of Pacific Bay Vistas at San Bruno in the US state of California.
Sprawling over a 13 acre site at 4300 Susan Drive, overlooking the Pacific Ocean and the San Francisco Bay, Pacific Bay Vistas is a 308-unit residential development.
The scope of the work involves complete exterior and interior renovation of all the existing residential units. Post renovation, all the units will feature high-end interior finishes, such as granite countertops, vinyl wood flooring, washer/dryers, clean steel appliances.
The company will build a private patio or balcony in each unit. The additional work involves, construction of a new 4300 square feet leasing center and clubhouse, a new 4600 square feet fitness center and new common areas on a vacant parcel of the property. New common areas will feature a covered outdoor fireplace/BBQ area and a fenced dog park.
The club house will have a conference room, business center, bar area, resident lounge, as well as a movie theater for residents. The fitness center will include an indoor salt water lap pool, an expansive fitness room with state-of-the-art equipment, and an indoor lounge area with Wi-Fi access.
The renovation will add green elements to the existing property, such as installation of Energy Star appliances, energy efficient windows and sliding doors and light fixtures.
The homes will have water conserving low-flow toilets and shower heads and energy-efficient LED lights in the exterior and common areas. The property will have an advanced recycling program, and build drought tolerant sustainable landscaped gardens featuring irrigation controllers to conserve water.
The renovation is likely to continue for 15 months and will create approximately 250 jobs.
